Surulere’s monopoly
Surulere’s shortlet market had an early positioning advantage that allowed it to operate almost like a localised monopoly within the Lagos mainland. That dominance translated into rapid expansion, with the area recording a notable 57% average occupancy and significant rental appreciation over time.
This growth happened in a period when supply across the mainland was still limited, meaning demand was heavily concentrated in Surulere. As the Lagos shortlet ecosystem evolved, other mainland areas followed the trend.
Supply has spread across the mainland
With over 6,398 active listings now spread across the market, supply has expanded into locations such as Yaba, Ikeja and Gbagada, effectively redistributing demand that was once centralised in Surulere.
Despite the overall market growing to an estimated ₦281.03 billion in 2025, Surulere’s revenue performance has weakened due to increasing competition. The issue is not declining demand, but how that demand is now shared across multiple submarkets.
New competition and pricing pressure
Emerging areas like Yaba, which recorded almost a 100% increase in demand, are attracting a new segment of customers, while improved developments in Ikeja and Gbagada offer competitive alternatives.
Pricing within Surulere has also become less compelling. Studio apartments average around ₦40,000 per night and one bedroom units around ₦75,000, placing them in direct competition with newer and often more modern listings elsewhere on the mainland.
